Energy Performance certificates

An EPC (energy performance certificate) is required when a building is built, sold or rented and the purpose of this is to ascertain the energy rating of the property.  The certificate grades the property from A (best) to G (worst) This is a legal requirement.

An EPC lasts for 10 years and it is an assessment of a properties energy performance and the survey is carried out by a qualified and approved energy assessor or a DEA (domestic energy assessor).

Are you aware that landlords will not be able to rent properties if the energy rating of the property is below C by 2025?

In order for the UK to meet it’s obligations for a Net Zero environment by 2050 some very serious measures must be taken, the rental sector or PRS has historically had badly heated or inefficient properties over the years, the energy bills that tenants have incurred have been much higher that they should have been.

One of the benefits of more efficient properties is there is less maintenance and repairs required and as such is generally less expensive and the asset tends to maintain better value.

Commercial properties are required to have EPC’s also and again these have a 10 year life although these are carried out by a commercial energy assessor. 

The EPC as well as providing the energy rating of the property will also briefly outline any recommendations that are necessary to upgrade the energy rating.
